What Is Retail Fusion?

Retail Fusion is a co-tenancy analysis tool that identifies which retailers frequently appear near a selected group of co-tenants. Users choose up to five retailers they want to see together, and REGIS Online searches the surrounding market to find and rank other retailers that commonly appear alongside that group. Landlords use it to recruit tenants that complement their existing center, and retailers use it to find new markets where their preferred co-tenants already operate.

What Is Retail Co-Tenancy Analysis?

Co-tenancy analysis studies which retailers tend to locate near one another, since certain brands consistently appear together across markets, often because they draw a similar customer or benefit from shared foot traffic. Retail Fusion applies this to a specific group of co-tenants you select, searching your target market to find and rank the retailers that most frequently appear alongside them. That ranking becomes a starting point for identifying tenants likely to fit a center, or markets likely to fit a brand's expansion strategy.

Retail Fusion for Landlords & Retailers

Retail Fusion serves two different goals, depending on which side of the lease you're on.

Use Co-Tenancy Analysis for
Tenant Recruitment

Landlords select the co-tenants already in their center, then use Retail Fusion to find retailers that frequently appear alongside those brands elsewhere. That ranked list becomes a targeted outreach strategy for filling an open space with a tenant likely to complement the existing lineup.

Use Co-Tenancy Data in
Retail Site Selection

Retailers and tenant reps select the co-tenants their brand performs best alongside, then use Retail Fusion to find markets where those same co-tenants already operate together. That surfaces expansion or relocation opportunities worth investigating further with trade area, demographic, and traffic data.

Retail Fusion vs. Void Analysis

Both tools help fill a lease or find an expansion market, but they start from a different question.

Retail Fusion:
Who Fits With My Co-Tenants?

Select the retailers already in your center, and Retail Fusion ranks other retailers that frequently appear alongside them elsewhere, surfacing tenants likely to complement your existing mix.

Void Analysis:
Who's Missing From My Market?

Compare your target area to a larger market to see which retailers are present elsewhere but absent locally, surfacing a gap worth investigating.
